Owning a home is a source of pride and joy for many people, but it can also come with a variety of maintenance challenges. Whether you’ve just moved into a new home or have been settled in for years, there are always aspects of your property that deserve attention. As a homeowner, it’s crucial to stay proactive and aware of any potential issues that could affect the long-term comfort, safety, and value of your property.

In this blog post, we’ll highlight several things homeowners can be thankful for and look out for when assessing their homes, while also offering a service checklist that can help a general contractor assist homeowners in identifying and addressing potential problems. By understanding these key areas of concern, homeowners can ensure their property remains in excellent condition and avoid costly repairs down the road.

1. Foundation and Structural Integrity

The foundation is the cornerstone of your home, and it’s essential to be grateful for its strength while also vigilant about potential issues. Cracks in the foundation, uneven floors, or doors and windows that don’t close properly could indicate settling or structural issues.

What to Look For:

Visible cracks in walls, floors, or ceilings

Bowed or slanted floors

Gaps or difficulty opening/closing windows and doors

Services to Consider:

Foundation inspection

Structural engineering evaluation

Slab leveling or foundation repair

2. Roof Condition

A solid roof over your head is something to be extremely thankful for, but it’s easy to overlook until there’s a leak or damage. A well-maintained roof not only protects your home from the elements but also contributes to energy efficiency by regulating temperature.

What to Look For:

Missing or damaged shingles

Water stains on ceilings or walls (which could indicate leaks)

Sagging areas or visible holes

Services to Consider:

Roof inspection and repair

Gutter cleaning and maintenance

Roof replacement if necessary

3. HVAC System

Heating, ventilation, and air conditioning systems are often out of sight and out of mind, but they’re essential for comfort throughout the year. Whether it’s the heat of summer or the cold of winter, a functioning HVAC system can make all the difference.

What to Look For:

Inconsistent temperatures across different rooms

Unusual sounds or odors when the system is running

High energy bills (indicating inefficiency)

Services to Consider:

HVAC system inspection

Duct cleaning and sealing

Furnace and AC tune-ups or replacement

4. Plumbing System

Water is a fundamental part of daily life, so it’s important to be thankful for a working plumbing system while also checking for any potential issues. Leaky pipes, clogged drains, or water damage can escalate quickly if not addressed.

What to Look For:

Leaky faucets, pipes, or toilets

Low water pressure

Water stains on walls, ceilings, or floors

Strange sounds coming from pipes (e.g., banging or gurgling)

Services to Consider:

Plumbing inspection

Pipe replacement or repairs

Drain cleaning and clog prevention

5. Electrical System

Your home’s electrical system powers everything from lights to appliances, so maintaining it is essential. Outdated wiring, overloaded circuits, and faulty outlets can pose serious risks, including fire hazards.

What to Look For:

Flickering lights or tripped circuit breakers

Outlets that are warm to the touch or discolored

Overloaded extension cords or too many devices plugged into one outlet

Services to Consider:

Electrical inspection by a licensed electrician

Wiring upgrades or repairs

Outlet and circuit breaker replacements

6. Exterior and Landscaping

Curb appeal is a reflection of how much care you put into your home, and it’s important to stay on top of exterior maintenance. Overgrown trees or shrubs can lead to foundation damage, while poor drainage can result in water damage to the home.

What to Look For:

Cracked or uneven sidewalks and driveways

Overgrown trees or bushes near the home’s foundation

Poor drainage, including water pooling near the foundation

Exterior paint peeling or chipping

Services to Consider:

Landscape maintenance or tree trimming

Drainage system inspection and improvement

7. Insulation and Energy Efficiency

Good insulation can save you money on heating and cooling bills and improve your home’s overall comfort. Whether it’s outdated insulation, drafts, or inefficient windows, there are numerous ways to enhance energy efficiency.

What to Look For:

Drafts near windows, doors, or outlets

High energy bills despite moderate usage

Cold or hot spots in rooms

Condensation on windows

8. Windows and Doors

Properly functioning windows and doors contribute to your home’s security, energy efficiency, and overall aesthetic. Damaged or poorly sealed windows can lead to drafts, water intrusion, and higher utility costs.

What to Look For:

Cracks or broken glass in windows

Drafts around windows or doors

Difficulty locking or opening doors and windows

Condensation between window panes

Conclusion: Being Proactive Can Save You Money

Being thankful for a home that functions smoothly is a wonderful feeling, but it’s equally important to be proactive in maintaining its condition. Regular inspections and taking care of small issues before they become major problems can save you time, money, and stress in the long run.

Chicago winters can be brutal, with subzero temperatures making it almost unbearable to step outdoors. However, along with the cold comes the risk of frozen pipes, which can cause a lot of damage to your home and require costly repairs. As a long time general contractor in Chicago, who has seen the aftermath of frozen pipe disasters firsthand, we have put together this list of 12 ways to avoid frozen pipes during Chicago’s subzero temperatures.

Keep your home heated: The first and most obvious step is to keep your home heated, even if you are going out for a short period. Set your thermostat at a temperature above 55 degrees Fahrenheit to ensure that the pipes stay warm and avoid freezing.

Let the faucet drip: Water flowing through the pipes creates a natural movement that prevents them from freezing. Leaving your faucet open slightly to allow for a slow drip helps keep the water moving and prevents freezing.

Insulate pipes: Insulating exposed pipes with foam or wrap insulation is a cost-effective solution that can prevent your pipes from freezing. Pay special attention to pipes in unheated areas such as the attic, basement, or garage.

Seal drafts: Block drafts and cold air from entering your home by sealing openings around doors and windows using weather stripping and caulk. This measure helps to maintain a consistent temperature in your home, including those hard-to-reach pipes.

Keep garage doors closed: The garage can be one of the coldest parts of your home, with temperatures often falling below freezing. Shutting the garage door or keeping it insulated helps keep the warm air in and cold air out, protecting pipes located in the garage.

Open cabinet doors: Pipes located behind closed cabinets in your kitchen or bathroom need warmth to stay protected as well. Opening the cabinet doors periodically allows for warm air to circulate and prevents any water contained in the pipes from freezing.

Drain outdoor faucets: Disconnecting outside hoses and turning off the water supply reduces the risk of frozen outdoor pipes. Open the faucet to allow for any water left inside to drain and eliminate the chance of any potential damage.

Install heat tape: Heat tape is an electrical heating wire that can be attached to pipes, then activated to keep them warm. It is easily installed and a great option for pipes located in areas that are hard to reach, such as the attic or crawl space.

Maintain your heating system: Your heating system needs to be in good working condition to ensure your home stays warm and your pipes don’t freeze. Regular inspections by a qualified professional will catch any issues before they result in frozen pipes.

Keep your home well-insulated: Insulation is key to a warm home in the winter and a must-have to prevent your pipes from freezing. Proper attic insulation reduces the flow of heat from your home to the outside, which keeps the pipes warm.

Install a thermal expansion tank: A thermal expansion tank absorbs the excess pressure that builds up in hot water systems, preventing the risk of frozen or burst pipes. A licensed plumber can install a thermal expansion tank in your home quickly and easily.

Shut off main water valve: Lastly, if you’re going away on vacation or leaving your home for an extended period, it’s a good idea to shut off your main water valve. This prevents water from running and limits the potential for freeze damage.

Protecting your home from frozen pipes is critical, especially during Chicago’s subzero temperatures. The cost to repair water damage from a burst pipe can be exorbitant, and the hassle of fixing water-damaged walls, ceilings, and floors is the last thing any homeowner wants. By following these simple steps, you can ensure your pipes stay warm and your home stays dry all winter long. Remember, prevention is always better than cure, and investing a little time and effort into protecting your pipes can save you thousands of dollars in the long run. Stay warm and stay safe!

Few things can strike fear into the heart of a homeowner quite like the thought of a broken pipe. Whether it’s a burst pipe during a cold winter night or a slowly leaking pipe behind a wall, the potential damage and expense are enough to keep anyone worried. Unfortunately, the reality of broken pipes is that they can be incredibly expensive to repair and can cause extensive damage if left unaddressed. As a professional general contractor, I’ve seen the aftermath of many broken pipe disasters, and I can tell you that prevention is key. In this post, I’ll share some insights into the costs and impact of broken pipes and offer some tips to help you avoid this expensive reality.

The most immediate cost of a broken pipe is the repair itself. Depending on the location and extent of the damage, you may need to replace the pipe entirely, which can be costly if it’s buried deep within your walls or under your foundation. In addition to the cost of the pipe itself, you’ll also need to factor in the labor costs of a plumber or general contractor, which can add up quickly. If the water damage caused by the broken pipe is extensive, you may also need to hire a restoration company to help you fix any resulting mold or structural damage, which can add thousands of dollars to your repair bill.

It’s not just the repair costs themselves that can be expensive. If a broken pipe goes unnoticed or unaddressed for too long, the resulting water damage can be catastrophic. Water can seep into walls, floors, and ceilings, causing rot and weakening the structure of your home. Mold and mildew can start to grow within 24-48 hours, which can be hazardous to your health and expensive to remove. If the water damage is severe, you may need to temporarily relocate while your home is repaired, which can add even more expense to your already mounting bills.

One of the best ways to avoid the expense of a broken pipe is to take preventative measures. First and foremost, make sure your pipes are properly insulated, especially in areas where temperatures can drop below freezing. This can help prevent frozen pipes, which are a common cause of burst pipes. Additionally, make sure you’re aware of the signs of a potential broken pipe, such as low water pressure or unusual sounds coming from your pipes. If you suspect there’s an issue, act fast and call in a professional to assess the situation before it becomes a full-blown disaster.

Another preventative measure to consider is installing a water leak detection system in your home. These systems can alert you to potential leaks or broken pipes before they cause extensive damage. Some systems can even automatically shut off your water supply if a leak is detected, which can save you from the worst-case scenario.

The expense of a broken pipe is a reality that no homeowner wants to face. From the cost of repairs to the potential for extensive water damage, the impact of a broken pipe can be significant. The good news is that there are steps you can take to prevent a broken pipe from happening in the first place. Focus on insulation, regular maintenance, and early detection of potential issues to protect your home and your wallet. If you’re unsure of where to start, consider hiring a professional general contractor who can assess your home’s plumbing and offer personalized recommendations for preventing broken pipes. Remember, prevention is always cheaper than the cure when it comes to broken pipes, so take proactive steps to protect your home and your investment.

A kitchen is more than just a space where meals are prepared and eaten. It is a gathering area where memories are made, and conversations are had. The kitchen is typically the most highly frequented room in any home, and it deserves the tender loving care that it requires. Remodeling your kitchen can add value to your home, and it can also enhance your daily living experience. However, undergoing a kitchen remodel can seem daunting, especially if you are not familiar with the entire process. In this ultimate guide to kitchen remodeling, we will discuss everything you need to know about ensuring that your kitchen remodel is a success.

Kitchen Remodeling Goals

Having a clear understanding of why you are remodeling is a key factor towards making your kitchen remodeling project a success. Establish what it is that you want your kitchen to accomplish – whether it is increased functionality, better flow, more storage space, better lighting, increased aesthetic appeal, or a combination of these factors. Your remodeling goals will guide your design choices, the budget, and the entire remodeling process.

Kitchen Remodeling Budget

Before embarking on a remodel project, it is essential to have a comprehensive budget in place. Determine how much you can afford to spend on the remodel, what elements of the existing kitchen fixtures need to be kept, and which new elements you will need for your new kitchen. Design a budget that includes all aspects of the project, including cabinets, countertops, appliances, lighting, flooring, and labor. Allow for a contingency budget to cater to any unexpected costs.

Kitchen Remodeling Planning

Once you have established your remodeling goals and set a budget, you need to plan your remodel. Planning involves establishing the scope of the project, which will include timing and milestones. Determine the timing of the remodel and work backward from your desired completion date to create a reasonable timeline. Landau Real Estate will take over the remodeling planning by securing permits and helping choosing materials are among the many decisions that need to be made during this process.

Kitchen Remodeling Design

The design phase is where you decide precisely how your new kitchen will look and function. This stage gives you the platform to communicate any specific requests to us, such as installing a kitchen island, a custom backsplash, cabinet lighting or quartz countertops. With a network of interior design professionals, Landau Real Estate can provide a design build level remodeling design.

Kitchen Remodeling Execution

The execution phase is where the remodeling project begins to take shape. This stage involves the actual demolition, installation, and construction that you planned in the previous stages. We will take care of the ongoing flow of the remodel, with steady communication with you to ensure that all details of the project are aligned with your expectations. Once the construction is completed, do not forget the final phase of the remodeling project, which is the final touch-up and decoration.

In summary, remodeling your kitchen can be exciting and rewarding, but it requires proper planning, budgeting, and execution to be successful. It is essential to work with a professional contractor who can provide expertise and guidance throughout the remodeling journey. With proper preparation, your dream kitchen can be a reality, adding beauty, functionality, and value to your home. Your bathroom is one of the most important areas in your house, and one that is often overlooked when it comes to renovations or upgrades. But, just because you don’t spend a lot of time there, doesn’t mean you should ignore it. In fact, there are plenty of reasons for you to consider a bathroom remodel. In this post, we’ll go over nine compelling reasons why you should consider remodeling your bathroom, and how it can benefit you.

Increased Home Value: If you’re thinking about selling your home in the future, a bathroom remodel can be a great investment. A renovated bathroom can increase the value of your home substantially, and make it much more attractive to potential buyers.

Create More Space: Your bathroom may feel too cramped or cluttered. A remodel can help you reorganize and create more space. This makes your bathroom more functional and enjoyable.

Increased Efficiency: You can save a lot of money when you invest in energy-efficient fixtures such as toilets, showerheads, and lighting. Remodeling allows you to make the necessary updates and ultimately saves you money on your utility bills.

Fix Damaged Fixtures: If your fixtures are worn out, it may be time to replace them. Plumbing leaks, cracked tiles, and outdated fixtures can all be fixed with a remodel.0

Enhanced Style: A bathroom remodel can help you customize the look of your bathroom to your style. You can choose from a wide range of materials and finishes to create a look that suits your taste.

Improved Functionality: A remodel can help improve your bathroom’s functionality. The bathroom layout can be changed, and you can add features such as a walk-in shower, double sink, or a more spacious bathtub. This makes it more comfortable to use.

Increased Relaxation: Your bathroom can be a sanctuary for you to unwind and relax after a long day at work. You can add features like a jetted tub, rain shower head, or even build a sauna. This provides a spa-like experience in the comfort of your own home.

Address Safety Concerns: A bathroom remodel can entail several safety updates, such as installing grab bars and slip-resistant flooring. This makes the bathroom safer for everyone who uses it.

Solve Accessibility Issues: If you have elderly family members or those with mobility issues in your household, a bathroom remodel can improve their experience. You can install taller toilets, or even create a space that is more accessible for wheelchairs or walkers.

It’s that time of year in Chicago where everyone is gearing up for the cold weather that will soon be upon us. Have you thought about your home’s preparation for the winter weather? The rain, snow, and cold can cause a slew of problems for your home that can lead to major damage. If you take care of these now, you will protect your home while also preventing expensive unnecessary repairs down the road. Here are a few things you will want to make sure are taken care of before the winter weather hits.

Furnace

Arguably the most important unit in your home when the winter hits is your furnace. Have you been actively changing the furnace filter? Any signs that it may be ready to give out? We are here to help. Most heating and air systems typically last 12 to 15 years. It’s much better to find a furnace problem in the warmer temperatures of the fall than it is to find your furnace doesn’t work on a sub zero day.

Outside Exterior

Whether you have siding, brick or another outside exterior, it is imperative to make sure that it is sealed and ready to handle the stresses of the winter. There are a variety of sealant solutions that can be applied to masonry work. Siding can be fixed and patched to prevent any unnecessary moisture as well. Preventing moisture from entering your home will prevent drywall damage as well as insulation damage.

Concrete

If your concrete is cracking and damage is already visible, the salt that melts the snow will not do any favors. Landau Real Estate can place control joints in your concrete to try to ensure cracking is limited. Take the time to inspect your concrete and fill in any cracks before you apply sealer so that water cannot get in and freeze over the winter. This should ensure your expensive concrete work lasts a very long time.

Gutters

Your gutters will be stressed over the winter months. With heavy snow and rain, the cleaning of your gutters is important. Make sure your gutters are completely clean of the fall leaves as well as any other things that can fall in during the windy fall months. If you have gutters that are loose or damaged you will want to make sure those are corrected before winter arrives.

Doors & Windows

Are you feeling a draft come in through your windows and doors now? If you are, it will only get worse. Check your doors and windows closely for gaps and areas that may cause a draft. Use weatherstripping or caulk to seal them up, or consider replacing the windows or doors if the problem is severe enough.

Drainage
Drainage is extremely important during winter. Check to see if the soil around your foundation hasn’t settled, which allows water to pool at your foundation. Also make sure to check your rain gutter downspouts. Make sure water is getting moved away from the home. Add downspout extenders if necessary. Saturated soil around a foundation can create real problems as it freezes and thaws throughout the winter months.

As we exit fall and enter winter, these items are an absolute must to address. Landau Real Estate is equipped with all the capabilities to solve any of these problems. If you are concerned with your home’s condition to handle a cold Chicago winter, contact us for assistance in getting your home prepared.

By now, you may have heard the adage “Better safe than sorry.” This couldn’t be truer when you’re thinking about hiring a general contractor. Licensed, bonded, and insured contractors can provide you with the peace of mind you need, knowing that your project is in capable hands. A general contractor with these qualifications can assure you that they are accountable for their work and that they protect your money, property, and interests at all times. It’s a no-brainer to hire a general contractor with these credentials.

There are several reasons why you should only hire licensed, bonded, and insured general contractors. Firstly, working with licensed and insured contractors means they follow established industry standards, codes and are covered in case there are any accidents or damages during the project. Even if they have experience and offer a good price, you should not work with a general contractor who is not licensed, bonded, and insured. Here’s why.

1. License

In the United States, most states require a general contractor to obtain a license in order to legally operate. A license assures that the contractor has the necessary knowledge, experience, and skills to do the job right. It’s also proof that the general contractor has passed certain technical and safety-related tests. Unlicensed contractors may save you money in the short term, but they end up costing you much more in terms of both money and time in the long term. That’s why you should always hire licensed general contractors. They can provide you with a written contract, offer warranties, and provide a written estimate.

2. Bond

A bond is a surety agreement issued by a third-party bonding company that guarantees you will be compensated if the general contractor does not complete the job as outlined in the contract. Bonds protect you from financial loss due to a contractor’s failure to perform their job within the established timeframe or according to the contract terms. A bonded general contractor is one who has demonstrated their financial strength and ability to manage a project in compliance with the contract. You should ask your general contractor if they are bonded and, if so, request a copy of their bond before you begin the project.

3. Insurance

Given how dangerous the construction industry can be, insurance is a must-have. Furthermore, think about all the valuable materials and fixtures that could be destroyed or stolen during the project. Your general contractor must also have proper insurance coverage that will protect you in case of property damage or injury to themselves or others on the job site. The two most important insurances your general contractor should have are Commercial General Liability and Workers’ Compensation. Hiring a general contractor with an insurance policy protects you from financial losses if anything goes wrong during the job.

4. A Dedicated Project Manager

A licensed, bonded, and insured general contractor provides an assurance that you are not alone in the construction process. They have a representative, known as a Project Manager, who can provide you with daily updates and answer any questions you may have. This person is your direct pipeline to the very soul of your project and can keep you informed of all the project management details such as payment schedules, plans, progress reports, permits, and timelines.

Hiring a licensed, bonded, and insured general contractor should be a non-negotiable requirement for anyone looking to undertake any construction project. You’ll be assured that you have a professional and experienced contractor who is accountable for their work and who will protect your interests, your money, and your property. It would be unfair to think that the benefits of hiring such a contractor come at a higher price; instead, all the mentioned liabilities signify an experienced and trustworthy contractor, committed to giving you your money’s worth at the end of the project. Remember, a safe and the quality construction project lay in the hiring of the right general contractor. So always prioritize hiring a contractor with the three fundamental credentials- licensed, bonded, and insured.

Home renovation projects can be a daunting task, and finding the right general contractor can be even more challenging. Hiring a general contractor is an important decision that requires some level of scrutiny. Unfortunately, many people overlook one of the most important factors when hiring a contractor – whether they are insured or not. With that said, in this post, we’ve gathered nine serious problems you will face if you hire an uninsured general contractor. Keep reading to learn more.

1. You May Be Legally Liable if a Worker is Injured: As an employer, general contractors are supposed to carry workers’ compensation insurance to protect employees and homeowners in case of an injury while on the job. But if your general contractor is not insured and one of his workers gets injured on your property, you could be held responsible for the worker’s medical bills, loss of income, and other costs.

2. You May Be Liable for Property Damage: Home renovation may require the use of heavy equipment that can cause property damage. If your general contractor isn’t covered by insurance, and they damage your neighbor’s property or cause damage to your own, you may be stuck with the bill.

3. You Have No Protection in Case of Substandard Work: Uninsured general contractors may not have proper licenses or certifications that ensure quality work. If they perform unsatisfactory work, and you have no legal protection, it could mean shoddy craftsmanship, financial loss, and the end of your home improvement dreams.

4. You Won’t Be Protected Against Liability for Defective or Inferior Materials: If a contractor causes damage to your home during a remodel, or an installed product or material defects against you, you might not have the legal protection necessary to recover damages if the contractor is uninsured.

5. Potential for Fraud: An uninsured general contractor may put your home renovation project in jeopardy through deceit and fraudulent activities. The lack of insurance leaves you open to the possibility of encountering fraudulent and shoddy contractors who are interested in ripping you off.

6. No Assurance of Completion: If the general contractor you hired is uninsured and something unforeseen happens that causes the job to stop midway (for example, a death in the family), you have nowhere to turn. Everything they have done up to that point will be lost, and you’ll have to start all over with a new provider.

7. Risk of Delays: Hiring a general contractor that is not insured may cause delays in your home renovation project. This is because most public and private buildings require contractors to be insured, and without this basic requirement, your contractor may not meet the stringent requirements set by your local authority.

8. Limited Access to Financing: Banks and credit unions will hesitate to provide financing to contractors that lack insurance coverage, even if they have a good track record. Thus, if you choose a contractor without insurance, it may be difficult to find financing options.

9. Limited Warranty Coverage: Most contractors offer warranty protection, but if the contractor is uninsured, they may limit the length or extent of their warranties, leaving you with little to no protection in the event that something goes wrong with their work.

There you have it, nine compelling reasons why it’s important to ensure your general contractor is insured. In conclusion, remember that it’s key to verify whether your contractor is insured or not before hiring. Doing so can help you avoid unnecessary stress and financial loss. At Landau Real Estate we are licensed, bonded and insured. Our five star Google rating speaks to the quality and thoroughness of our work.
